什么是等额本息还款法?

等额本息是指一种购房贷款的还款方式,在还款期间,每个月还同等额度的贷款(含本金和利息),这样由于每个月的还款额是固定的,可以有计划的控制家庭收入的开支,也方便每个家庭根据自己的收入情况,确定还款能力.

等额本息偿还法加上贷款本金总额和利息总额,平均分配到偿还期限的每月,每月偿还额固定,但每月偿还额的本金比例逐月增加,利息比例逐月减少.这种方法是目前最常见的,也是大多数银行长期推荐的方法.

等额本息计算方式:

注意:在等额本息法中,银行一般先收取剩馀本金利息,然后收取本金,因此利息在月薪中的比例随本金的减少而降低,本金在月薪中的比例上升,但月薪总额不变.

等额本息偿还法的优缺点

优点:每月同样的金额,作为贷款人操作比较简单.每月承担同样的钱也容易安排收支.

缺点:利率不会随本金额的偿还而减少,银行资金占有时间长,偿还总利率高于以下介绍的等额本金偿还法.

等额本息偿还法适用于人

适用人群:等额本息每月偿还额相同,适用于有正常支出计划的家庭,特别是年轻人,经济条件不允许前期投入过大,可以选择公务员、教师等收入和工作机会相对稳定的群体.

什么是等额本金还款法?

等额本金偿还是指贷款人将本金分配到每月以内,同时支付从上一个交易日到本次偿还日之间的利息.

等额本金偿还法是指偿还期间将贷款总额等分,每月偿还同额本金和剩馀贷款本月产生的利息,每月偿还本金额固定,利息减少,贷款人最初偿还压力大,但随着时间的推移每月偿还数量也减少.
